Opportunities
If you see a place for your company at The Anchors, we’d like to hear from you.
The Anchors is a planned community taking shape in Freeport, Florida — designed so that home, work, and daily life sit within walking or biking distance. As it grows, so do the opportunities to open a business, develop, or build here early.
Why here
The Anchors sits in one of the fastest-growing parts of Northwest Florida. Walton County has grown from about 75,000 residents in 2020 to roughly 90,000 in 2025 — close to 20% in five years — with state projections putting it well above 130,000 by 2050. Freeport itself has grown faster still.
The community fronts US‑331, the corridor connecting Interstate 10 to US‑98 and the Gulf, carrying about 21,500 vehicles a day, with State Road 20 running east–west through Freeport nearby. Destin is roughly a 35‑minute drive, the beaches of 30A a short drive south, and two commercial airports — Destin–Fort Walton Beach and Northwest Florida Beaches — are each within about 30 miles.
The households already here are established: median household income runs about $82,000, median home values above $425,000, and nearly 80% own their homes. Employment across the metro has grown more than 15% since 2020, anchored in part by Eglin Air Force Base and its workforce of more than 20,000.
The opportunity
The Anchors is a planned community of thousands of homes taking shape over the coming decades. Those rooftops are the market: as more people make their home here, daily demand grows for the shops, restaurants, services, and workplaces that serve them. Commerce at The Anchors is planned as part of everyday life — distributed through walkable villages, within walking or biking distance of home, rather than concentrated in a single strip — with a mixed-use center that emerges as the community grows.
